Relocating to Northeast Houston, TX, Beltway 8 and Garrett Rd Sheldon Ridge suddivision. Is it a great area? - flood zones in houston tx

I am low on the search for a minimum of no flood zone, area schools and good neighborhood of Nice, the crime rate. A house under lock and $ 150,000 (nine or sale). Sheldon Ridge off Beltway 8 & Garrett / Arbor Trails in Humble off I59.
With a view to Katy, TX or Pearland. Here you can find out the best option and remove a. Any help is welcome? Or have suggestions, or look for other reasons in these areas.

Pearland Select Woking on the east side of town. Katy is ideal if you work on the west side. While Beltway 8 to Garrett RD. have pockets of areas of Nice could be a kind of risk area to live

This area is building. They have a great school district in this area. Nice neighborhood. I would to move there. They can withdraw the only traffic on Beltway 8th You can sometimes get up very supportive. (But that seems to be everywhere the case).

It is real industrialized. The BFI landfill located in the vicinity. I would like to call you ass in the world. Go elsewhere, you might like or Huffmeister Jersey Village area.

People who live in the suburbs had to accept two facts:
1) You are too far from much of Houston, as the theater district, zoo, parks, major league baseball and museums, but when you taste these things are not good.
2) You have 45 minutes to drive to work, then they repeat after work. The waste of time and money.
So spend some time in an apartment before buying a house for you to familiarize themselves with the first city. Their tastes and individual needs should be the deciding factor.
For example, if you like sports: Woodlands, Clear Lake, Conroe. If you are on the right side of the city for trips into the mountains, Sugar Land or Katy.
Avoid working some of those that can close to transport and live. Over time, the gas and the high cost of child care, two families, the parents really should consider a larger budget and have a parent at home with the kiddos.
Public school districts are top Friendswood ISD and Klein ISD, and both are great areas.
Bad: Dickinson ISD high schools, Houston ISD, Pearland ISD.
